Silvertree is close to dining along Bethel Avenue and near Ball State’s Village district. Nearby options include Acapulco Mexican Restaurant for Mexican food, Roots Burger Bar near campus, and Amazing Joe’s for burgers, steaks, sandwiches, and other American favorites. The Village near Ball State also has plenty of student-friendly restaurants and late-night spots.

Yes! Every Silvertree student apartment has private bedrooms, and select spaces come with a private bathroom. Other bedrooms share a bathroom, so check the floor plan and room type when choosing your apartment.

Yes. You can lease by the bedroom instead of renting an entire apartment, and full-unit leases are also available on select floor plans, so you can choose what fits your living situation.

Silvertree offers 10- and 12-month leases, so you can choose a term that lines up with your academic plans. Available terms may vary by apartment and leasing period, so confirm the options for your preferred floor plan before signing.

No. Utilities are billed separately from rent:

• water, $5 per bed space each month
• sewer, $5 per bed space each month
• trash, $5 per bed space each month
• a $6 monthly utility administration fee

You can pay rent in full at move-in or in monthly installments. With monthly payments, rent is due on the 1st of each month. Late payments carry a $70 fee, and returned payments carry a $50 fee.

Wi-Fi is provided through a required $20 monthly technology and communications fee per bed space, billed separately from base rent. Contact the leasing office for details about the internet service or equipment provided.

Move-in costs include a $25 application fee, a $40 administrative fee, and a security deposit. The security deposit is typically 1.5 times the base rent for your bed space. Deposit requirements may vary based on your qualifications, and some applicants may qualify for no deposit at all.

Yes. Renters’ insurance is required at Silvertree. You can provide your own qualifying policy. If no policy is on file, a $12 monthly renters’ insurance charge applies.

Yes! Silvertree has a computer lounge with computers and a printer, plus a resident lounge with study spaces. They’re great spots to work on your own, print assignments, or meet up for group projects.

Yes! Silvertree hosts monthly resident events, like game nights and themed gatherings. Shared spaces like the clubhouse, resident lounge, pool, basketball court, volleyball court, and grilling station also make it easy to spend time with neighbors.

Silvertree has an on-site courtesy officer. Community amenities, including the 24-hour gym, the 24-hour clubhouse, and the seasonal pool, are all controlled-access with your key fob.

It’s best to apply as early as possible once you know you want to live at Silvertree, especially if you have a preferred floor plan or roommate arrangement. Popular floor plans can fill before the school year begins.

Approval typically takes about 24 hours.

Yes. Silvertree runs credit and criminal background checks as part of the application process. Our screening system reviews each application and provides an approval decision.

No! Silvertree doesn’t require a guarantor. Security deposit requirements may vary based on your qualifications, and the leasing team can share the exact amount with your application. If you’d like to build credit while you live here, credit reporting is available for $8.95 per month.

Leases typically begin in mid-August and run through mid-to-late July. Exact dates for each lease term are available from the leasing office.

After signing, you have a 72-hour window to cancel your lease with no termination fee. After that, the full balance of the lease may be due. A lease transfer, sublet, or relet carries a fee equal to one month’s installment. Since a signed lease is a binding agreement, contact the leasing office as soon as possible if your plans change.
